- There are no restrictions for British citizens to purchase property in Croatia. Property can be purchased as an individual or as a company
- If buying as an individual a permit to purchase is required from the Croatian Ministry of Foreign Affairs, which can take up to 12 months to be granted.
- When a property has been selected, either a preliminary purchase contract or a reservation contract is signed. A reservation contract is preferred as a preliminary purchase contract is legally binding.
- After all checks have been carried out, a preliminary purchase contract is signed by both parties and a 10% deposit is paid.
- When the permit to purchase has been received, the final contract can be signed in front of a notary. At this point the remaining balance is also paid and the new ownership is registered.
- Property transfer tax of 5%
- VAT on new build property only: 22%
- Legal fees: 1% to 2%
- Agency commission: 2% to 3%
- If you purchase as a company, saving the requirement to obtain a purchase permit: L1,000
Any EU citizen can spend 90 days within a 6 month period in Croatia without a visa. Beyond this a visa is required, which we will allow up to 180 days in a year.
EU citizens are entitled to free emergency treatment, although the quality of state hospitals is not great. Private health insurance is highly recommended.
